The phrase “out of sight, out of mind” seems about right, as cliché as it may sound. With so many maintenance needs in plain sight, it is easy to forget about RTUs. However, failing to properly maintain RTUs, or even deferring maintenance, can cost you dearly in both the short-term and long-term.

Like any HVAC unit, rooftop units need to be regularly maintained, especially when you consider that these units are at the mercy of Mother Nature 24/7. That means rain, sleet, snow, high ambient temperatures, dirt, dust, pollen, insects, and so much more.

  3. Cleaning is also an important maintenance measure: coils, evaporator drain pan, blowers, fans, and filters, primarily. It is also important to change the belt every year. It never hurts to have a spare belt handy, as well.
  4. Ultraviolet (UV) lights can also be installed on RTUs to help keep the evaporator coil clean between maintenance visits.
  5. Clean electrical wiring and connections; tighten loose connections.
  6. During the operation of the unit, check refrigerant pressure. You should also check the compressor oil level.
