Commercial HVAC systems are quite simple. At their most basic level, the HVAC system brings together disparate pieces of equipment into a unified whole. HVAC pumps send fluids and liquids through boilers, chillers, and water towers connected to them. The HVAC pumps help provide heating and cooling throughout the building by keeping a constant flow through the boilers, chillers, and water towers. As fresh liquid is pumped in, the old liquid is pumped out. The pumps can help prevent system failures. But as with any piece of equipment, even commercial HVAC pumps can run into problems. These common commercial HVAC pump problems and their solutions are the focus of this edition of the blog.

Seal Leakage

One of the single most common commercial HVAC pump problems is seal leakage. Seal leakage occurs when seal faces are damaged or destroyed by excessive heat. However, a simple solution is available. In order to prevent seal leakage, ensure that the pump seal has sufficient lubrication. Lubricating the seals can prevent dryness, and dryness leaves the seals vulnerable While heat may not be the only reason the seal fails and begins to leak, it can be an influential factor.

Damaged Pump Shafts

Damaged pump shafts are far more susceptible to breakage. Much like other components of commercial HVAC equipment, when damaged pump shafts break, they will need to be replaced. While the damage can accumulate over time, the pump shaft can suddenly shatter as well. Typically, a sudden shattering is caused by an overload or other imbalance. This imbalance can be brought on by excessive heat exposure. If the broken shaft is blue, it is discolored. This discoloration indicates that excessive heat led to the gradual decay of the shaft’s integrity. A method of solving this problem is by inspecting the pump’s belt drive system and pulleys. The inspection should look for signs of equipment fatigue. New belts should be installed with the correct belt tension gauge. Another damaged pump shaft issue can arise from damaged fans or fan clutches. These components must be installed properly on the pump shaft to prevent any damage from occurring.

Oversized Pumps

Oversized pumps are another issue that is far too common. Oversized pumps are more prone to constant breakdowns due to wear and tear. The reason for this is because oversized pumps startup and shutdown far more frequently than normal sized pumps do. In order to remedy this, consider the operating temperature you expect the pump to run at; the size of the pump should match its intended operating temperature. While it may not seem evident, intended operating temperature is as equally important as more visible factors such as available floor space.

Rust and Corrosion

Anytime water or other fluids and liquids are system components, rust and corrosion can happen. Rust and corrosion will inhibit the pump’s efficiency. To solve this, ensure that the pressure cap on the pump is working correctly. Also, ensure the pump is regularly flushed out to prevent any deposits forming.
