Factors That Determine the Frequency of HVAC Preventative Maintenance

How prepared is your business for the upcoming winter? Now that winter is almost here, it’s even more important to make sure that your commercial HVAC systems are well taken care of. In fact, some critical factors determine how often you should call for preventative maintenance. Let’s take a closer look at what these factors could be.

The Seasons Are Changing

One reason your commercial HVAC system could need maintenance is that the seasons are changing. Think back to when winter turned into spring, and then spring became summer. Chances are, your systems needed tune-ups and repairs as the weather improved and cooling needs became more important than heating requirements.

But because of how unseasonably warm it has been, you might not have needed your heat to be on during October and November. If your heating systems have been dormant for too long, they’ll require some preventative maintenance once they are up and running again. After all, you don’t want your systems to break down during the next polar vortex!

Building owners, property managers, and other business leaders should remember that the comfort of their employees, clients, and customers is vital to the company’s bottom line. Thus, it’s best to have HVAC preventative maintenance before the holiday rush begins in earnest this year.

The Systems Are Aging

How old are your current systems? Remember that most commercial HVAC systems have an expected lifespan of 15-20 years. If your systems are reaching the upper limit of these parameters, then they will need to be serviced more often. Does your system also feature both interior and exterior components? These systems are called split HVAC systems and will also need constant attention to be maintained properly.

The terms of your building lease may also specify how often you are expected to have HVAC preventative maintenance completed. If you have questions or doubts, checking the lease may be an excellent place to start.

You should also strive to perform regular inspections of individual system components. For example, have a look at your filters. When the filters are overwhelmed, they work less efficiently and can negatively impact the indoor air quality inside your building. As we have previously discussed, optimal IAQ is essential for keeping everyone inside your facility happy, healthy, and productive.

If your systems aren’t ready yet, perhaps you should consider the benefits of winterization. Not only will winterization help preserve and protect your systems, but you can also prevent contaminations in your water towers or chillers.
