HVAC units are complex machines. We’ve grown so used to their presence in this day and age that we often don’t think about researching maintenance methods and upkeep techniques. At least, not until something goes wrong. Take a few moments to think about the performance of your commercial HVAC system lately. No matter how old (or new) it is, it could need some tuning-up. What Is the Condenser Supposed to Do? 

So first on our list of concerns is the matter of the condenser itself. The condenser is the component that is often found outside. Meanwhile, its indoor counterpart is shielded against the elements. The problem with this configuration is that the condenser is exposed to various perils that can inhibit its ability to function properly. The condenser coils concealed within the housing extract heat from the refrigerant that actively cools the air within your building. 

The Consequences of Dirty Coils 

Dirty condensers run less efficiently; thus, they consume more energy than necessary. This scenario means that the entire system has to work harder as a result. The amount of strain on the system leads to early breakdowns, loss of service lifespan, and decreased heat transference. Getting the Unit Cleaned Up 

You might assume that the cleanup process is complicated and time-consuming. That’s not the case! First, the unit needs to be shut off. After that, the coil guards must come off. Once those steps are complete, cleaning off the fan is relatively easy. The unit itself can be sprayed with a hose that will blast away dirt and debris. Then give the unit time to dry off before putting it back into service. We’ve often encountered facility managers who have forgotten to schedule ongoing maintenance or update existing contracts relating to the same transaction. Don’t be one of them!

Despite what you may think, scheduling such inspection and repair appointments is a snap.
