Gas Furnace Preventive Maintenance

  2. Check for gas / carbon monoxide leaks and check gas pressure.

  4. Check the blower motor brackets and components for cracks.
  5. Ensure proper lubrication for motors and bearings.
  6. Check the venting and condensate drain for blockages and debris.
  7. Clean the blower wheel if dirt has built up and ensure setscrews are tight and centered in housing.
  8. Inspect the combustion air blower for blockages and the blower wheel for corrosion or rust.
  9. Check the tension belt.
  10. Check that the ignition system is working properly.
  11. Clean and inspect the heat exchanger for cracks, pinholes, or corrosion.
  12. Check that burners are not deteriorated or blocked.
  13. Check flue draft and combustion air piping for breaks or blockages.
  14. Inspect condensate drain tubing for leaks or cracks.
  15. Test and adjust safety controls.
  16. Tighten electrical connections and wiring for corrosion and fraying.
  17. Inspect humidification system.
  18. Inspect the ductwork for tight connections and minimal air loss.
  19. Test the controls for proper cycling.
  20. Check for proper control operation and overall furnace operation.
