Winter Time & Commercial HVAC Maintenance Tips

Commercial HVAC maintenance is a yearlong task and one that, when performed correctly, can greatly improve the comfort and air quality of your building. More than that, HVAC maintenance can also help you avoid unreasonably high energy bills, unplanned repairs, and early equipment replacement.

1. Winter HVAC maintenance begins with scheduled cooling adjustments during the heating season. This will help you avoid emergency service come summer.

2. Routine cleaning can greatly help improve energy efficiency.

3. Be sure to check air filters at least once a month and replace as needed. Depending on the type of filter you use, it may only need to be changed every 3-6 months.

4. Periodically check HVAC settings to ensure optimum efficiency.

5. If your building has a cooling tower, do not forget to regularly clean it and make sure its air intake louvers are clear of debris. This way, the cooling tower doesn’t have to work harder to maintain your desired temperature.

6. Measure refrigerant charge and correct when necessary. This simple task can save 5-10% in cooling costs.

7. Test, adjust, and balance your ventilating systems.

8. Check control valves to ensure they operate properly.

9. If your building has an economizer, be sure to check it for malfunctions, including jammed outside air damper; jammed, broken, or disconnected linkage; nonfunctioning actuator; or inaccurate air temperature sensors.

10. Consider using multiple pump controls to reduce pumping-related operating costs.

11. You should also consider installing a programmable thermostat. This will allow you to set the temperature back during off-hours.

12. During your inspections and other tasks, keep a look out for any leaks or components in need of repair. If you notice anything, call your local HVAC company right away to have the issue resolved.
